When a property enters it's post-sale phase, all interior and exterior debris including hazardous debris, is removed. Exterior debris is transferred to a licensed disposal facility, interior debris is disposed of according to investor/insurer guidelines. Personal items remain until Lang Property Services LLC is provided with proper instructions, generally post sale. All services completed during the process are reported to the client with supporting photos provided for viewing.
To prevent possible serious damage to heating, plumbing and other systems during cold winter months. Lang Property Services LLC will drain all of the water lines and use an air compressor to blow air through the system, ensuring that all of the water is removed. We drain the hot water tank, all toilets and add antifreeze to the toilet bowls, tanks, drains and traps.
Lang Property Services LLC posts stickers on all winterized parts of the property. These stickers advise anyone entering the property that it has been winterized, if a sump pump is present, the electricity must remain on. All services completed during the winterization are reported to the client with supporting photos provided for viewing.

While an REO (pre-sale) property is not being marketed, we want to make sure the property looks well-maintained and that it does not draw unwanted attention from code enforcement or others in the neighborhood. Lang Property Services LLC observes FHA regulations for grass cutting frequency, generally providing services every two weeks during the cutting season. Bushes and shrubs are trimmed once per season, or more frequently at the client's request. All lawn maintenance is performed in accordance with client instructions and/or applicable investor guidelines. Lang Property Services LLC snow removal services will maintain the walkways and driveways keeping them clear during the winter months to ensure property safety and security. Lang Property Services LLC will remove the snow per investor guidelines and salt the areas to ensure ice does not accumulate. The intent of property preservation is to protect and preserve vacant properties. Lang Property Services LLC works with the loan servicer and our network of contractors to ensure each property is secure and maintained on the interior as well as the exterior. All work is completed in accordance with applicable investor and insurer guidelines. Our contractors evaluate and report any potential damages or issues so that they may be mitigated in a timely and cost-effective manner.
